Residents of the city's 17 square miles enjoy safe, beautiful neighborhoods. More than 70% of the West Covina housing stock is single-family homes; more than two-thirds of West Covina's homes are owner occupied.
Housing costs are affordable in comparison with Orange County and much of Los Angeles County.

West Covina has its own police and fire departments and enjoys one of the lowest crime rates in the Los Angeles County.
