Residents of the city's 17 square miles enjoy safe, beautiful neighborhoods. More than 70% of the West Covina housing stock is single-family homes; more than two-thirds of West Covina's homes are owner occupied.

Housing costs are affordable in comparison with Orange County and much of Los Angeles County.

According to Claritas, the median value of a home in West Covina is $376,391 and more than a third of the city's homes are priced between $150,000 and $200,000, within reach of many families. The city also offers an ample supply of custom executive housing.

West Covina has its own police and fire departments and enjoys one of the lowest crime rates in the Los Angeles County.

For residents, amenities abound. West Covina is within easy access of the classic Southern California recreation opportunities: less than an hour from the beaches, mountains, or the desert.

The city is served by three community colleges as well as California Polytechnic University in Pomona, Azusa Pacific University, Whittier College, University of La Verne, and the six universities which comprise the Claremont Colleges.
