BUILDING MAINTENANCE LEADWORKER

Job Summary
Under general supervision, coordinates, supervises, and works with assigned staff in the cleaning and maintenance of public buildings; performs a variety of general maintenance repairs and modifications; performs related work as required.

Essential Functions

1. Oversees and coordinates the work of custodians assigned to building maintenance.
   
   
2. Performs a variety of skilled and semi-skilled duties as part of a building maintenance team including electrical, carpentry, painting, and general plumbing repair.
   
   
3. Maintains and performs routine maintenance of heating and air conditioning units.
   
   
4. Estimates time, materials and costs associated with general maintenance modifications and repairs.
   
   
5. Prepares and submits reports of work in progress and completed projects.
   
   
6. Enforces safety standards, the safe and proper use of tools and equipment, and assures assigned staff are following procedures.
   
   
7. Prepares performance evaluations for assigned staff.

QUALIFICATIONS
Required Knowledge and Ability

Knowledge of all facets of general building maintenance including basic working knowledge of plumbing, carpentry mechanical and electrical repair; methods, materials, and equipment used in custodial work; ability to organize and coordinate the work of others; repair and maintain tools; read and understand project plans.

Experience: Two years of experience in building maintenance involving the use of a variety of tools and light power equipment and general building repair.

License: A valid California Class C driver's license, and a satisfactory driving record.

Working conditions: Must be able to perform manual labor associated with general maintenance work including lifting and moving objects over 50 pounds, climbing, bending, stooping, and crawling.
