NEGATIVE DECLARATION OF ENVIRONMENTAL IMPACT
APPLICANT: D.C. Corporation
LOCATION: 1773 San Bernardino Road
REQUEST: The project consists of the development of a 6.45-acre site, currently used as a dairy and a commercial storage facility, with a 64-unit, single-family residential, detached housing project. The following entitlements are required to facilitate the project:

(1) General Plan Amendment No. 05-02 proposes to change the site's General Plan designation from "Industrial and Manufacturing" to "Medium Residential" (8.1-15.0 dwelling units per acre).

(2) Zone Change No. 05-03 proposes to change the site's zoning classification from "Manufacturing" (M-1) to "Specific Plan No. 22" (SP-22).

(3) Tentative Tract Map No. 62346 proposes to subdivide the 6.45-acre site into 64 single-family residential lots and one lot for private streets.

(4) Precise Plan No. 05-02 for the site design and architecture of the proposed dwellings.

(5) Tree Removal Permit No. 05-05 for the removal of various trees.

The actions regarding Zone Change No. 05-03, Tentative Tract Map No. 62346, Precise Plan No. 05-02 and Tree Removal Permit No. 05-05 are final unless appealed to the City Council within ten days. Final action regarding General Plan Amendment No. 05-02 and the Negative Declaration of Environmental Impact will be taken at the City Council meeting tentatively scheduled for September 20, 2005.
