REQUEST: The project consists of a request for a precise plan to allow the construction of a three-story 25,018 square-foot medical office building to replace the existing facility. In addition, a conditional use permit for the operation of an Institute of Philanthropic Nature has been requested. A joint use parking arrangement is proposed between the subject property and the church located at 512 South Valinda Avenue.

REQUEST: The applicant requests a conditional use permit to operate a service station and car wash and a precise plan to build a new 2,788-square foot convenience store building and a 2,964-square foot car wash facility. A variance is also requested to allow a zero rear yard setback where a minimum five-foot setback is required. Additionally, 18 parking spaces are proposed, including three spaces designated as drying spaces for the car wash. The site is located in the "Regional Commercial" (R-C) Zone.

In addition, the applicant is requesting the approval of a tentative parcel map to subdivide one 59,716-square foot lot into two single-family lots as follows: Parcel 1 (44,771 square feet) and Parcel 2 (14,945 square feet).

REQUEST: The project consists of a request for the approval of a General Plan amendment and Westside Area Plan amendment to change the land use designation from "Service & Neighborhood Commercial" to "Low Medium Residential." In addition, the applicant is requesting the approval of a tentative parcel map to subdivide one 20,508-square foot parcel into two parcels as follows: Parcel 1 (7,504 square feet) and Parcel 2 (13,004 square feet). The project is located in the "Single-Family Residential" (R-1) Zone, Area District I.
