The applicant is requesting to construct a 400-square foot bedroom addition that will encroach approximately three feet, nine inches into the required ten-foot rear setback. The project is located in the "Planned Community Development No. 1" (PCD- 1) Zone.

Recommendation to approve Planning Director's Modification No. 06-10.

HEARING PROCEDURE:

You are encouraged by this Commission to express your views on any matter set for public hearing. It is our procedure to first receive the report of the Planning staff, then to ask for public testimony; first from those in favor of the matter, followed by testimony from those in opposition to it, and, if there be opposition, to allow those in favor, rebuttal testimony only as to the points brought up in opposition. To testify on a matter, you need to simply come forward to the lectern at the appropriate time, give your name and address and make your statement. In addition, please fill out a speaker card provided at the podium so it will facilitate preparation of our minutes. Do not be concerned with your possible lack of experience in public hearings. APPLICANT: Ontario Neon Company for Jay Nuccio (Crazy Horse Restaurant)
LOCATION: 1360 West Garvey Avenue South
REQUEST: The applicant is requesting an administrative use permit to allow the construction of a 35-foot tall, 250-square foot pole sign with an electronic readerboard. Additionally, a variance is required as the sign exceeds the allowable height and sign area. The project is located in the "Regional Commercial" (R-C) Zone.

The Commission may discuss or ask questions for clarification, if desired, at this time.

Report on the attendance by Commissioner Thrasher at the California Redevelopment Association Annual Conference on March 8-10, 2006 in Monterey, and the attendance of all five Commissioners at the 2006 Planners Institute on March 22-24, 2006 in Monterey.
