REQUEST: The project consists of a request to vary from required development standards for side yard setback. The required side yard setback is 12 feet, 6 inches. The applicant is requesting a nine-foot side yard setback to construct an 839-square foot single-story addition at the rear of the home. The project is located in the "Single-Family Residential" (R-1) Zone, Area District I.

NEGATIVE DECLARATION OF ENVIRONMENTAL IMPACT
APPLICANT: Thanh Kevin Lam and Jack Lee
LOCATION: 933 and 1007 South Orange Avenue
REQUEST: The project consists of a request to subdivide a 1.41-acre (61,823-square foot) site into six single-family residential lots. In order to facilitate the development, the following entitlements are required:

(1) A General Plan amendment to change the land use designation on the site from "Suburban Residential" (2.1-4.0 dwelling units per acre) to "Low Medium Residential" (4.1-8.0 dwelling units per acre).

(2) A Westside Area Plan amendment to change the site's land use designation from "Suburban Residential" (2.1-4.0 dwelling units per acre) to "Low Medium Residential" (4.1-8.0 dwelling units per acre).

(3) A tentative tract map to subdivide the 1.41-acre site into six single-family lots and a private street. The proposed lots range between 7,553 square feet and 11,245 square feet in size.

(4) A variance to deviate from lot depth standards.
