A. OTHER MATTERS OR ORAL COMMUNICATIONS
This is the time when any member of the public may bring a matter to the attention of the Commission that is within the scope of duties assigned to the Commission. The Ralph M. Brown Act limits the Planning Commission and staff's ability to respond to comments on non-agendized matters at the time such comments are made. Thus, your comments may be agendized for a future meeting or referred to staff. The Commission may discuss or ask questions for clarification, if desired, at this time.
By policy of the Commission, Oral Communications at this time on the agenda is limited to a total of 15 minutes. Persons who are not afforded the opportunity to speak at this time may do so under Item E later on the agenda.

HEARING PROCEDURE:

CATEGORICAL EXEMPTION
APPLICANT: City of West Covina
LOCATION: 555 East Vine Avenue
REQUEST: The General Plan designation is proposed to be changed from "Service and Neighborhood Commercial" to "Low-Medium Residential." The zoning designation is proposed to be changed from "Office-Professional" (O-P) to "Single Family Residential" (R-1), Area District II. The property at this location has historically been used as a single-family residence.

LOCATION: 625 East Merced Avenue (Walmerado Park)
REQUEST: The applicant is requesting the approval of a conditional use permit to install a 60-foot high wireless communications tower that will be designed as a light pole. Additionally, the applicant is requesting a variance from certain development standards, including separation of antenna sites. The light pole will be replacing an existing sports-field light pole and will be located on the westerly side of the most southerly baseball field. An equipment enclosure with a GPS antenna will be installed on the site. The property is zoned "Open Space" (O-S).

REQUEST: The proposal consists of a request to construct a 63-foot tall, 227-square foot pylon sign for a proposed Nissan auto dealership. A variance is requested to exceed the maximum allowable height of 35 feet and size of 150 square feet.
