Brown Act limits the Planning Commission and staff's ability to respond to comments on non-agendized matters at the time such comments are made. HEARING PROCEDURE:

CATEGORICAL EXEMPTION
APPLICANT: Greg Albaugh
LOCATION: 1350 East Rowland Avenue
REQUEST: The applicant is requesting approval of an administrative use permit for a large addition and maximum unit size exception in conjunction with a proposed addition to an existing 1,440-square foot single-family home. The addition consists of a 682-square foot first-story addition and a 618-square foot second-story addition. The house with the proposed addition would be 2,740 square feet. The project is located in the "Single-Family Residential" (R-1) Zone, Area District I.

REQUEST: The applicant is requesting an administrative use permit for a large expansion and maximum unit size exception (MUSE) to allow an addition to an existing 1,430-square foot single-family home with a detached 363-square foot garage. The addition consists of an 892-square foot second-story addition and an attached two-story 618-square foot guesthouse. The guesthouse would include a 330-square foot first story and a 288-square foot second story. The house with the proposed addition would be 2,940 square feet. The project is located in the "Single-Family Residential (R-1)" Zone, Area District I.

REVIEW OF CONDITIONAL USE PERMIT NO. 06-19
CATEGORICAL EXEMPTION
APPLICANT: Derryck Tom (Seafood Bay Bar & Grill)
LOCATION: 1230 Lakes Drive, Suite F
REQUEST: On October 10, 2006, Conditional Use Permit No. 06-19 allowing dancing in conjunction with a restaurant was approved with a condition allowing a one-year review of the dancing portion of the business. Therefore, the Planning Commission is reviewing the dancing portion of the business operation. The applicant is also requesting approval to revise the current conditional use permit to expand the time that dancing is allowed within the 4,800-square foot restaurant (Seafood Bay Bar & Grill). Additionally, the applicant is requesting the approval of an administrative review for Karaoke. The project is located in the "Regional Commercial" (R-C) Zone.
